5 Things First-Time Buyers Should Know Before Touring Homes

Falling for a house before you know your real budget is the most common first-time buyer mistake. Here's what to sort out first.

1. Get pre-approved, not just pre-qualified. A pre-qualification is a rough guess based on what you tell a lender. A pre-approval actually checks your credit and income, and it's what sellers take seriously when you make an offer.

2. Know your real monthly cost, not just the price tag. Property taxes, homeowners insurance, and any HOA dues all stack on top of principal and interest. Two homes at the same price can have very different monthly costs.

3. Separate must-haves from nice-to-haves. A real list keeps you from wasting weekends touring homes that were never going to work, and from talking yourself into one that doesn't fit.

4. Budget for closing costs on top of your down payment. Buyers typically need an additional few percent of the purchase price for closing costs — that number should be part of your plan from day one, not a surprise at the end.

Marketing & showings. Once listed, professional photos and MLS syndication get the home in front of buyers, and showings get scheduled around your calendar. Feedback comes back after each one so there are no surprises.
